How the numbers work.
Formulas behind the calculator, so you can sanity-check the output before you put it in an LoI.
- 01Monthly payment
- Calculated using the standard amortization (PMT) formula: loan principal × [r(1+r)^n] / [(1+r)^n − 1], where r is the monthly rate and n is the term in months.
- 02DSCR
- Debt service coverage ratio = annual SDE ÷ annual debt service. SBA underwriting requires 1.25x minimum on a post-close trailing 12-month basis. Below 1.25x typically requires deal restructuring.
- 035-year interest
- Computed by building a 60-month amortization schedule and summing the interest component of each payment, accurate to the cent, not an approximation.
- 04Program match
- SBA 7(a) applies to deals up to $5M for US-citizen buyers. FLEX covers $1M–$10M when SBA won't fit (green card holders, holdcos, speed, complex structures). Capital Access handles $10M–$250M with institutional capital stacks across ecommerce, SaaS, and traditional businesses.
